Dec. 1, 2003 - Ft. Washington

National Harbor - there will be a bike trail, but where it will lv to access the community has not been worked out to everyone's satisfaction. Some land will be given to parks. Reston example of scope. No amusement park proposed. Fewer piers than Port America proposed due to environmental concerns. Gaylord convention center w/ adjacent hotels. Public investent $250M ~10% of total ($2B private) - county & state revenues from taxes would exceed $1M per yr. Planned dev. area approved for 22 yrs. No upscale retail commitment, but hope to get there soon. Dept. stores not planned, specialty stores will be approached. Lease prices of commercial space not yet determined. Local enterpreneurs will be approached. Noise reduction will be built in. Lawyer (Joyce) working on Capitol Hill is suing - it's in her backyard. Homes are not in drawings. Read small print - every reg. has exception. Leg.'s will decide about casinos. Gaylord asked to sign promisory note for no gambling, but will only sign for bonds. Frontage along Oxon Hill Rd. - won't affect existing homes. Not sure about traffic patterns. Security will be handled by tenants like homeowners' assoc. Tax revenue has no spec. designaton. Transportation management plan will include Metro & minimize auto traffic, including polution from it. Will have fine dining - no commitments yet, though there is interest, but won't commit for at least 18 mos. since they won't commit until at least 18 mos. in advance. Will have theatre, plays, movies, concerts, etc. Bond does not require referendum. Ft. Foote Elem. would nave the biggest impact, but no others will have impact. No residential dev. will take place. Jobs will go to PG residents - 10,000 jobs will mean not all will go to local residents. Dev. may be similar to Balt. innerharbor. Peterson Co. has already dev. part of Oxon Hill (Steak House). This dev. can provide everthing so. co. residents need to work, eat, shop, etc. here in so. co. Henson Square dev. is withdrawn & will be residential instead of shopping due to local feedback. 2 entries approved - Oxon Hill Rd. & 495 & 1 other for emergency use only.
